Board backs subdivision next to protected farm

The Frankfort-Franklin County Planning Commission voted 5-2 Wednesday to recommend a zone change that will allow a new subdivision adjacent to a farm that has received permanent protection from development.

Patrick Farms LLC, of 515 Leawood Drive, requested rezoning for 14.47 acres off Cardwell Lane to develop a 31-lot residential subdivision for single-family and four-plex units.

The request is to change the zone from Rural Residential (RR) to Planned Residential (PR). The current RR zone would permit development of 1.5-acre lots. The Patrick farm has 116 acres, but the applicant is asking for only the 14.47 acres to be rezoned.

The 14.47 acres is bounded by Cardwell Lane to the east, Interstate-64 to the south, the Julian Farm to the west and the Cottages of Frankfort to the north.

The Julian Farm is on the National Register of Historic Places. In 2002 the Julian family donated a conservation easement to the Kentucky State Nature Preserves Commission, permanently prohibiting development of 42.5 acres, which contains one of the few remaining examples of a Bluegrass savanna ecosystem.
